1. Create your account and property record

Start from the login page and sign in or create an account. Many customers use social authentication, then move into the customer dashboard to add the property they want to sell or let.

The first step creates the property record: address, advert type and the core details needed to build the advert. From there, the dashboard guides you through the right setup path rather than asking every customer the same questions.

2. Build the advert with photos, description and documents

A strong online property advert needs more than a postcode and a price. You add the property summary, room details, features, photos, map and address preferences, and the enquiry handling choices that control what interested buyers or tenants see.

The dashboard also keeps required documents and checks visible. Sales adverts include required ID and anti-money-laundering checks on the first advert. Rental adverts can involve EPC readiness and landlord details before portal publication.

3. Choose your package and optional extras

After reviewing the advert, you choose the fixed-fee advertising package that fits the property. Basic packages keep costs lower with core portal exposure. Plus and Premium packages add wider reach, including Rightmove where that package includes it.

Optional extras are handled after the core package, so you can decide what actually helps the advert: EPCs, floorplans, photos, featured portal upgrades, tenant referencing or tenancy tools depending on the advert type.

Compare the package before you pay

Pricing should be clear before checkout. Sales and lettings packages are fixed-fee, with portal logos shown against each tier so you can see the difference between core portal coverage and Rightmove-inclusive packages.

For a new sales advert, the first payment starts from £129 because the package price includes the required first-advert ID and anti-money-laundering verification. Renewing the same sales advert later is package-only and starts from £49. Rental advertising starts from £74.

4. We check readiness and put the advert live

Before a paid advert is published, the dashboard and admin team check the key readiness items: payment, package, advert content, contact-protection rules, documents, identity or ownership requirements and the information needed for portal submission.

Once the advert is ready, paid and approved, it is usually online within the hour. The selected package controls the portal route, and the dashboard keeps the current package, approval position and expiry visible.

5. Enquiries land in your dashboard

When buyers or tenants enquire through your advert or from supported portal routes, the enquiry is linked back to the property and appears in your customer dashboard. That gives you a central record of who enquired, which property they asked about and the conversation history.

Because UK data protection rules matter, direct email and phone details are protected unless the enquirer chooses to release them. Until then, you can still reply through the PropertyAdverts enquiry system. Once they share details, you can contact them directly where appropriate.
